A wonderful holiday in a good hotel that fully corresponds to four stars. The location is excellent, there is a small, beautiful and very green courtyard. The staff was kind, we were checked in earlier than expected. Overall the hotel is good, the only thing I didn’t like was the old carpet on the floor in some rooms, it would have been better without it.

Very Good

Good selection at breakfast buffet, and lovely light garden room to eat in. Nice ladies helping us. Easy walk to vaporetto, and short ride to Giardini for Biennale. Good variety of cafes and restaurants nearby.

Coffee from nestle machine awful. Fresh coffee on request but still not great for Italy! We were excited to have a steam shower, but it didn't work. A longer walk from the beach than we expected. No view from room on first floor, but views are at a premium in Venice! We were offered a room on higher floor from second night but didn't want to move as the room was fine otherwise.

Excellent location, But bad connection with staff

We got the suite with A balcony. That was A nice surprise since We were smokers. Room was clean . 1 girl working day time was really service minded, But the others got A work ahead of them and also make em better in English. Hard to have A conversation and many missunderstandings. The greatest location But do NOT think about peopele in wheelchair

Most of the workers were very poor in English and did NOT understand US. So We gave up. The mattass were so hard that I hardly Could move at night and Get up. Found A sollution since They did not. Took the xtra mattrass from the 3 bed and laid it over My side, and that made it better. When I asked for coffe after 12 PM I first got A Yes, But Then the machine broke down and They said it was only for breakfast . Not good enough when you like to sleep in and start the day with a cup. The location was great ( cant be better ) But too bad the bathroom ate so ugly that it reminded of A 2 star.

I loved this hotel and would happily return

The quality of the breakfast was a wonderful surprise. The coffee was fantastic! The staff were super friendly and helpful despite my zero italian and their limited English. The only negative I have was sound seperation in my bedroom. I woke with a terrible fright in the middle of the night thinking someone was crashing around in my bedroom and didn't calm down until I realised it was people in the next door bedroom. My first night I think the rooms either side of me were empty. So it wasn't until my second evening I discovered there is no sound seperation. This is a lovely old original hotel so it is a small price to pay for the authenticity of the building.

My only comment would be the friendliness of the night staff was far better than the day staff.

Charming turn-of-the-century villa in a great location with a wonderful balcony!

Fantastic location, on a quiet street on beautiful Lido island and an easy walk to both the beach and the ferry port to go across to Venice. The balcony was a great surprise for us -- we didn't know we'd have one, and it was large and had a great view. The building itself is charming -- old Venetian classical style, furnished in turn-of-the-century style (19th to 20th c), with a couple of very nice patios to sit on. And the staff were very helpful, especially the manager.

These are not complaints per se because we were very happy with the hotel. They should be taken as suggestions to the management. First, the WiFi signal in our room was quite weak, and it really didn't work on the balcony. Second was the bathroom -- it's quite small, but there's nothing to be done about that. However, a shower curtain would be nice. As it is, a lot of water ends up on the floor. Also, the shower head in our room was very leaky and should be repaired or replaced. There is no place to hang towels or clothes in the bathroom. It seems to us that a two-bar towel rack could easily be installed on the wall between the door and the bathtub. And there's no place to put your toiletries, etc. The little antique-y table and chair are pretty, but not very practical. The chair would certainly have collapsed if we had sat in it -- one leg is pretty much broken. The table is really too small to use a computer on. So there's really no place to sit at the computer to write notes, check emails, look up the next day's activities, etc. You have to sit on the bed, and I'm not very comfortable doing that. The balcony is wonderful, but it would be nice if it had a light. And there were a lot of mosquitoes, but that's not the hotel's fault :)

Lovely and relaxing stay

Wonderful family run hotel, very friendly and hospitable. Outside patio where you can enjoy coffee or a drink at night. Rooms were nice and comfy, very quiet and great for sleep!

Beautiful old building, spacious rooms but no heating

Great old building, well preserved. Outside terrace is very quiet and beautiful, you can enjoy your cappuccino. Location is convenient, it’a 7-8 mins walk from the LIDO water ferry stop, on a quaint little road.

Breakfast was not as amazing as expected for the price, i had to ask for soya milk and honey as they didn’t offer these. Selection was not diverse in the savoury options. Also, rooms do not have heating which was inconvenient as we visited in October and the first 2 nights were cold (11-12 degrees Celcius). Also, the beds are not the most soft, so it was not the most comfortable sleep. All in all though, we enjoyed our stay. No major issues.

Fair value, fairly nice hotel.

Great location; friendly staff. Hotel is a bit aged and classic room was a bit dated, grubby and bed not that comfortable, but it was perfectly fine. Not awful, not amazing, but perfectly fine. 2 mins to main restaurants and shops, 7 mins to the beach.

A bit dated and walls/curtains could do with a clean/spruce up.

Good

Location was perfect to reach the city center and the room was comfortable and silent. We didn't tried the breakfast service but the terrace was extremely inviting.

The bed was not that comfortable and the bathroom was small and without any window or air system. The fridge was dirty and we found some food from the privious guests inside.

i accidentally didn't book breakfast, and paying 20euro per person per day felt a bit much tbh. That could have gone better. But otherwise nothing bad to say about it. Great place
